When was Pecan Plantation established?
Real Estate development began in Pecan Plantation in the mid 1970's with the construction of the PP Clubhouse and golf course as well as other amenities including the airstrip, marina & stables.

Who owns Pecan Plantation?
Pecan Plantation has been owned by the same family for more than fifty years. All undeveloped property is owned by the James Anthony Family of Fort Worth, TX. They have, and continue to be the driving force behind real estate and golf course development, as well as the management of 1,700 acres of pecan orchard still in production on the peninsula.

How big is Pecan Plantation?
Pecan Plantation represents the entire 4000 plus acres that is encircled by 17 miles of the Brazos River just below Lake Granbury.

Do you have to belong to Pecan Plantation Country Club?
Yes. Membership in PPOA is mandatory with the purchase of property in Pecan Plantation and includes full use of Pecan Plantation Country Club amenities. The PPOA collects a $640.50 transfer fee in addition to a one time $2,400 initiation fee to the Country Club. Your membership entitles you and your immediate family to unlimited golf (green fees only), tennis, swimming, parks, boat launch and airport use.

What are the monthly dues?
Dues currently total $125.00 monthly. This includes full use of all the amenities, green fees, road maintenance and weekly trash pick up. The Nutcracker Golf Club is not included in these fees.

Are there different levels of membership?
All property owners enjoy the same membership classification in PPOA.

What is the Nutcracker Golf Club?
The Nutcracker Golf Club is an additional private 18 Hole Championship Course built and managed by the developer. It is intended to offer a golf alternative for the serious golfer at an additional fee. You do not automatically receive a membership to NGC with the purchase of a lot.

How much is a Nutcracker Golf Club membership?
There is a one time initiation fee of $1,500 and monthly dues of $110.00. The initiation fee is non-refundable and non-transferable.

Do you have to be a property owner to be a member of the Nutcracker Golf Club?
No. While a vast majority of Nutcracker members are Pecan members, property ownership is currently not a requirement.

Are there different types of memberships at the Nutcracker Golf Club?
The goal of the Nutcracker has always been to serve the needs of its members in ways perhaps Pecan couldn't. There are levels of memberships to fit the needs of any family. Whether it be a social, fitness or a full golf and fitness membership, the Nutcracker Golf Club will work with you to customize a program that meets the needs of your family.

Can you have your own golf cart?
Yes. Annual trail fees are $225 at the Nutcracker and $25.00 per month at Pecan Plantation.

How many homes are in Pecan Plantation?
Approximately 2,500.

How many people live in Pecan Plantation?
Approximately 5,600, about 650 of which are school age.

Can you use any builder you wish?
Yes. Property owners are allowed to select any builder they wish provided the builder agrees to abide by the rules and regulations established by the PPOA.

Can you build your own home?
Yes. You can contract and/or build your own home subject to the deed restrictions and all rules and regulations established by the PPOA.

What is the minimum square footage you can build?
It depends on the location/phase of development and in some cases the size of your lot.

Who provides utilities?
Water & Sewer- Acton Municipal Utility District (AMUD).
Some areas in Pecan Plantation require septic systems.

Is natural gas available?
No. Propane tanks are allowed if it meets the restrictions established by the PPOA.

Who provides police and fire services?
Pecan Plantation security is responsible for public safety compliance along with the Hood County Sheriff's Department. Fire and emergency medical services are provided by the PP Volunteer Fire Department.

What is the tax rate for the area?
Hood county has a $2.06 tax rate per $100 evaluation. This includes School, County, Road, Library & AMUD. The Hood County rate ranks in the middle of about seven rural surrounding counties.

What School District serves Pecan Plantation?
Granbury ISD. K-6 grade is one mile outside the back gate. Middle and High School students go into Granbury.

What colleges are nearby?
Texas Christian University, Fort Worth (38 miles); Tarleton State University, Stephenville (35 miles); Weatherford College (30 miles); Tarrant County College (40 miles).
 
History

Comanche Indians first used the 4200 acres of land that is now the Pecan Plantation residential community and the Leonard Bend Pecan Orchard as hunting and camping site. Due to the unusual configuration of the Brazos River virtually encircling this peninsula of land, the property has long been a distinctive landmark in North Central Texas.

The property was known as the deCordova Bend, named for Jocob deCordova, a noted surveyor who mapped not only the areas around Hood County, but also many other large areas of the early Texas Republic.

Virtually abandoned for about 50 years following the exodus of the American Indians from the area, the property was finally settled by a communal group of families led to the site by the Kristen’s in the late 1920’s. The community was known as Kristenstad, but by the late 1930’s, the settlement had failed and was abandoned.

In 1949, O. P. Leonard, a prominent Fort Worth businessman, purchased the property with the intention of developing it into a large pecan and peach orchard. By 1956 the Leonard Bend Pecan Farm had 3300 acres of orchard on the peninsula, and had become the largest contiguous pecan orchard in Texas, and the second largest in the United States.

Part of the Leonard Bend Farm was acquired in 1967 by the Brazos River Authority for the purpose of building the deCordova Dam. The opening of Lake Granbury in 1969 completely changed the dynamics of the area.

Following the development of the deCordova Bend Estates (about 1,000 lots) in 1968, Leonard family members Paul and Bob Leonard, Jim Anthony and Leland Hodges formed Republic Land Company for the purpose of developing the Indian Harbor subdivision on Lake Granbury. Then in 1970 about 800 acres of the Leonard Bend Farm was taken out of the Farm and sold to the Republic Land Company for the purpose of creating Pecan Plantation as a residential community.

The country club, golf course, airport and several recreational areas and parks were opened in 1971, and the Pecan Plantation Owners Association (PPOA) was formed in 1972 by the developers.

In 1978 all assets of the PPOA were conveyed to the property owners by the developers. Lenmo, Inc., a wholly owned Leonard family corporation, retained its ownership of the remaining orchard, and resumed its primary business of pecan production.

Jim and Jane Anthony, and their children acquired 100% ownership of the outstanding shares of Lenmo, Inc. from their previous partners in 1988, and continued the operation of the orchard as a pecan operation.

However, in 1991, the Anthony’s donated the land required for a second golf course at Pecan Plantation, and the golf course now known as The Nutcracker Golf Club was built by some of the residents of Pecan Plantation. At this time, the Anthony’s resumed the development of additional residential lots in various portions of the remaining orchard.

Now, in cooperation with the Owners Association, the Orchard Development Company (a business formed by the Anthony’s for the purpose of continuing the development of the orchard) is now engaged in expanding the existing infrastructure and amenities of Pecan Plantation in preparation for the future growth of the community.

The Pecan Plantation community now consists of about 3,000 residential lots, with approximately 2,050 homes having been built. The developer, Orchard Development Company, and the PPOA have agreed that in the future the total number of developed lots on the original 4500 acres will not exceed 4500.

The Anthony family and the Pecan Plantation Owners Association are committed to maintaining Pecan Plantation and its unique setting as one of the most outstanding residential communities in the Southwest.
 
Pecan Orchard

Pecan Orchard – 1,600+ acres of Pecan Plantation is still commercially operated as a pecan orchard. The annual harvest begins in October and may run through January.
